1. Discovery & Strategy Meeting

We’ll start with a one-on-one conversation about your goals, timeline, and any unique needs or concerns you may have. Whether you’re moving up, downsizing, relocating, or liquidating an investment, I’ll craft a strategy tailored to your situation—not a one-size-fits-all approach.


What You’ll Get:

  • Net sheet with projected proceeds
  • Overview of timing, contingencies, and ideal launch windows

2. Home Preparation & Pre-Listing Guidance

We’ll walk through the property together, and I’ll give you a detailed plan to help your home show at its absolute best—without overspending. My recommendations focus on maximum

return on investment, not fluff.


What’s Included:

  • Professional staging consultation (if needed)
  • Trusted contractor referrals for repairs or touch-ups
  • A pre-market checklist and timeline

3. Marketing Launch & Exposure


This is where the experience really matters. I invest in high-impact marketing in different areas

to garner interest in your home, that positions your home to stand out—online, in person, and to

qualified buyers.


What I Deliver:

  • Professional photography, video, drone, and 3D tours as needed to reach the most
  • potential buyers for your home
  • Property website, brochures, and signage
  • Targeted digital advertising (Google, Facebook, Instagram)
  • MLS + syndication to 100+ home search sites
  • Private agent and client network alerts

4. Listing Live & Showings Begin


Once we go live, The showing service, usually Showingtime, who does background checks on

all licensed real estate agents will coordinate all showings, request feedback that is sent to all of

us so you know what potential buyers are feeling about your home and I will stay in close

communication with you. I personally manage the process, so you’re not left wondering what’s

happening.


Expect:

  • Usually a surge of activity in the first 7–10 days if the home is priced correctly in
  • comparison to similar homes that are active on the market
  • Real-time updates and strategy adjustments
  • Buyer questions and feedback filtered through me

5. Offers, Negotiations & Contract Management


This is where your listing agent really earns their value. Anyone can get a home under contract, my work increases as I review offers, vet the buyers with their financial stability, address any possible issues with their mortgage lender and handle every negotiation with one goal: to get you the best price, terms, and timeline with the least stress.


You’ll See:

  • When we get an offer on your home, Having a long lending history I will talk to the
  • lender to make sure they are approved with the automated underwriting systems, and
  • the borrower's financial strength before we meet and go over what I have found for the potential buyer of your home, and answer any questions you may have.
  • If the offer is not what we feel is strong enough, we will sit down and discuss a strategic counter offer, the risks and rewards of countering the offer and come to an agreement on why we are countering
  • My mortgage background in action (vetting buyers and contingencies)

6. Inspection, Appraisal & Closing Logistics


Even when we are under contract, the process isn’t over. The buying agent and their clients will schedule inspections, appraisals, and my transaction Coordinator will stay on top of all dates and deadlines so that no detail is overlooked.


What Can Come Up (and I handle):

  • Inspection negotiations when it comes to items that show up on the inspection report
  • Low appraisals, lender delays
  • Title issues or buyer financing hiccups


7. Closing Day & Moving Support

From final walkthrough to wire transfers, I’ll make sure you get across the finish line smoothly—and with confidence.


You’ll Have:

  • A detailed closing calendar and checklist
  • Referrals for movers, packers, and cleaners
  • Support with your transition (buying, renting, or relocating)
