The Neighborhood

Living in Newlands

The neighborhood occupies the ground north of Mapleton Hill and west of Broadway, running up to the base of the foothills. It was built out mainly in the decades after the Second World War, with ranches, split-levels, and small two-stories on lots that were generous for the era and remain generous by current Boulder standards. That lot size is the reason Newlands has seen so much reinvestment: there is room to expand, and the location justifies the expense.

North Boulder Park sits at the heart of the neighborhood and functions as its commons, with the recreation center nearby and Ideal Market a walkable errand for much of it. The western edge meets open space directly, with trailheads for Mount Sanitas and the foothills trail system reachable on foot. Homes closer to those trails carry the strongest premium.

The buyer here is typically someone who wants a single-family home with a yard, foothills access, and a short trip downtown, and who is either prepared to renovate or willing to pay for a renovation someone else already completed. Very little in Newlands is untouched, and the quality of past work varies from meticulous to regrettable.

Getting Around from Newlands

Broadway runs along the east side and connects south to downtown in minutes and north to the rest of North Boulder. The foothills form the western boundary, so there is no through traffic from that direction. Downtown, Pearl Street, and the transit center are reachable by bike or a longer walk, and Highway 36 to Denver is a short drive via Broadway and the downtown connections.

Trail access is the daily amenity: Mount Sanitas, the Foothills trails, and Wonderland Lake to the north are all reachable without a car. The bike path network along Broadway and the creek corridors connects the neighborhood to the rest of the city.
