The Town

Living in Superior

Superior is small enough to know and close enough to Boulder that its housing behaves like an extension of the county's most constrained market.

The town sits on the south side of the US 36 corridor where the turnpike meets McCaslin Boulevard, pressed between Boulder County open space to the west and Broomfield to the east. That position is the whole story. Downtown Boulder is a short run up the turnpike, the Flatiron Flyer stops at McCaslin, and the trailheads at Marshall Mesa and Coalton open onto the open space that separates Superior from Boulder itself. Few addresses outside the city limits are this close to it.

Most of Superior is Rock Creek, a master-planned community that grew across the 1990s and 2000s into thousands of homes organized around parks, pools, and an internal trail system that reaches the open space at the edges. It gave the town its modern shape and its population, and it still defines the buyer experience: consistent architecture, HOA standards, and a range of plan sizes inside one plan rather than a patchwork of small subdivisions.

The other Superior is the Original Town, the coal-era grid on the north side that was the town before Rock Creek existed. The Marshall Fire in December 2021 destroyed most of it, along with the neighboring Sagamore subdivision, and the years since have been a rebuild. What stands there now is largely new construction on the original lots, built under current codes and with the fire-resistant materials the rebuild required. Buying in that part of town means understanding rebuild-era construction, insurance, and a neighborhood that is still returning to itself.

Superior fits buyers who want Boulder Valley schools and open space access with the shortest possible Boulder commute, families who want a master-planned community with amenities already built and running, and households that prize the turnpike and the airport connection via the Northwest Parkway. It fits less well for buyers who want a historic downtown or large lots, since the town's retail sits in shopping centers and the lots in Rock Creek were planned for density.

Superior Neighborhoods and Areas

The town divides cleanly by era: the master plan that built it, the rebuilt core that preceded it, and the new mixed-use center between them.

  • Rock Creek

    The master-planned community that makes up most of the town, with phases from the 1990s and 2000s, parks, pools, internal trails, and consistent HOA standards across a wide range of plan sizes.

  • Original Town

    The coal-era grid on the north side, largely rebuilt after the 2021 Marshall Fire with new construction on the original lots. Character is returning block by block, and rebuild-era diligence applies.

  • Sagamore

    The subdivision beside Original Town that was also lost in the fire and has been rebuilt with newer homes under current codes. Newer than its age suggests, with the same rebuild considerations.

  • Downtown Superior

    The newer mixed-use district near McCaslin and the turnpike, with condos, townhomes, apartments, restaurants, and services arranged around a walkable center that the town did not have before.

    The blocks around the town's main retail center, with attached and single-family homes from the master plan's later phases and the closest walk to daily shopping.

Superior is served by Boulder Valley School District, with neighborhood schools inside Rock Creek and the district's high school options a short drive away. For many buyers that district is the reason to look here at all, since it delivers Boulder Valley schools at an address with a yard and a garage.

Assignments depend on the specific address, and the district's open enrollment and focus programs give families options beyond the assigned school, with application windows that change each year. Access

Getting Around and Commuting from Superior

The turnpike is at the door, and that changes what a commute means here.

US 36 runs along the town's northern edge and carries the trip to Boulder in one direction and Denver in the other, with McCaslin Boulevard as the town's connection to it. The Flatiron Flyer stops at the McCaslin station, which gives residents bus rapid transit to both cities without driving the turnpike themselves. The Northwest Parkway toll road is reachable for Denver International Airport, and Highway 128 and Coalton Road connect toward Louisville, Lafayette, and Broomfield.

Boulder is the shortest commute of any Boulder County town, and it is the reason a share of the town's residents chose it. Denver is a reasonable turnpike run that varies with traffic. Inside the town, Rock Creek's trail system and the paths toward the open space cover a real share of local trips by bike, and the Marshall Mesa and Coalton trailheads sit at the edges of the neighborhoods rather than a drive away.

The most useful early decision here is choosing between the master plan and the rebuilt core. They are different purchases with different questions, and buyers who tour both without deciding tend to compare things that were never meant to be compared.

Your buyer is almost always someone who wanted Boulder and found the county's shortest alternative.

A Rock Creek home sells to a buyer comparing it against nearly identical plans a few streets away and against Louisville and Lafayette on price. Differentiation is specific: the phase, the lot position, the finished basement, the updated kitchen, the distance to the pool and the trail. Those details have to be named and photographed rather than left for a buyer to infer after touring three homes with the same floor plan.

A rebuilt home in Original Town or Sagamore sells on being new construction on a historic grid minutes from Boulder, and the marketing should say exactly that, with the builder, the materials, and the completion date documented. Buyers there are also weighing insurance and the neighborhood's return, so a clean file on both removes objections before they form. Pricing and timing are set against the specific segment your home serves, not a townwide average.
