The Town

Living in Severance

Severance is the clearest example in Northern Colorado of a farm town that grew into a residential town in a single generation.

It sits in northern Weld County just northeast of Windsor, north of Highway 392 and south of Highway 14, surrounded by irrigated farm ground and reservoirs. For most of its history it was a handful of blocks and a grain-hauling crossroads, best known regionally for Bruce's Bar and the town's own cheerfully odd motto about geese and bulls. That original core is still there, and it is small.

Everything else arrived recently. Since the early 2000s the town has annexed and built residential subdivisions on former farmland at a pace few Colorado towns have matched, and the result is a housing stock that is overwhelmingly modern: single-family homes with attached garages, current floor plans, young landscaping and streets that were farm fields inside living memory. Construction continues, so a buyer here often chooses between a builder's current inventory and a resale that is only a few years old.

The tradeoff of that speed is amenities. Most retail, dining and services are in Windsor or Fort Collins a short drive away, and the town's parks and trails are being built alongside the neighborhoods rather than ahead of them. What buyers get in exchange is space, quiet, wide views of the Front Range to the west, and a price that generally undercuts Windsor for a comparable home.

Severance fits buyers who want a newer home with a real yard and are commuting to Fort Collins, Windsor, Greeley or the I-25 corridor, and families who want the Weld RE-4 school district at a lower entry point than Windsor. It fits less well for buyers who want walkable retail, established tree canopy, or a Denver commute.

  • Old Town Severance

    The original few blocks at the crossroads, with older modest homes, larger and less regular lots and no HOA in most cases. A small share of the town's inventory and rarely available.

    One of the established newer communities, with single-family homes on conventional lots, sidewalks and landscaping that has had time to fill in.

  • West Severance

    The neighborhoods closest to Windsor, with the shortest drive to retail, schools and Highway 392, and the strongest western view corridors.

    Newer development toward the town's northern reach, closest to the Fort Collins and I-25 commute via Highway 14 and county roads.

    Actively building sections where a buyer can select a lot and plan. Expect an unfinished streetscape, ongoing construction traffic and amenities delivered on the developer's schedule.

Schools in Severance

Severance shares its district with Windsor, and the district name says so.

The town is served by Weld RE-4, the Windsor-Severance school district, which has opened schools inside Severance itself as the town has grown, including elementary and secondary campuses, while other students attend Windsor campuses a short drive away. Growth is the district's defining operational fact here.

Because new schools have opened and boundaries have been redrawn repeatedly to absorb construction, an assignment that was accurate two years ago may not be accurate now. Verify the current attendance area, any announced boundary change and the busing arrangement for the exact address directly with Weld RE-4 before you write an offer.

Access

Getting Around and Commuting from Severance

Everything here routes through Windsor or a county road first, which adds a few minutes to every trip.

Highway 14 runs across the north for trips west to Fort Collins and east into the plains, Highway 392 through Windsor is the main southern connector, and Highway 257 runs south toward Milliken and Highway 34. Weld County roads fill in the grid between them, and I-25 is reached through Windsor or Fort Collins rather than directly.

Fort Collins, Windsor, Greeley and Loveland are all comfortable drives. Denver is a long commute that few residents do daily, and Boulder is impractical as a daily trip. Inside town, expect to drive for most errands, and expect trail connections to improve as the newer neighborhoods complete their planned segments.

When almost everything is new, the risks move from the house to the contract, the district and the unfinished neighborhood around it.

  • Get the metro district mill levy in writing and add it to your payment before you decide what you can afford here
  • On a builder contract, have the purchase agreement, the allowance schedule and the warranty terms reviewed before you sign, since builder paperwork is written for the builder
  • Ask what is left to build in the neighborhood, on what timeline, and what amenities are promised versus committed
  • On a recent resale, still order a full inspection, because young homes routinely show grading, drainage and workmanship items
  • Confirm the water and sanitation provider and the current tap situation for the address
  • Verify the school assignment and busing with Weld RE-4, since boundaries have moved as new campuses opened
  • Ask about nearby oil and gas locations and setbacks, standard diligence anywhere in Weld County

The number that decides whether Severance actually beats Windsor on price is the district levy, not the list price. Get it early and the comparison becomes straightforward.

You are competing with a sales office that can build your buyer something new, so sell the things it cannot deliver.

A finished yard, a completed patio or deck, window coverings, a finished basement, mature landscaping and a fence are all real money and real waiting time that a builder buyer has to spend after closing. Listing them with what they cost and when they were done reframes your home as the faster, cheaper path to a finished house rather than as used inventory.

Position also separates listings here: backing to open space rather than another rooftop, sitting on a completed street rather than beside active construction, having an unobstructed western view. State the HOA dues and the district levy plainly in the listing, because a buyer who discovers them during underwriting renegotiates, and a buyer who knew from the start does not.
