Whittier, Boulder CO Homes for Sale

Whittier is the Boulder neighborhood people picture when they say they want to walk to Pearl Street. It sits immediately east and northeast of downtown, it is one of the city's oldest residential districts, and a large share of it is protected by historic designation that shapes what you can and cannot do with a house here.

  • Neighborhood-level guidance, not citywide averages
  • Boulder is a market Brandon works street by street
  • Phase, builder, and HOA or district specifics explained

The Neighborhood

Living in Whittier

The neighborhood takes its name from Whittier Elementary, which opened in the 1880s and remains one of the oldest continuously operating schools in Colorado. The streets around it were platted in the same era, and the housing stock still shows it: Victorians, Queen Anne cottages, brick foursquares, and early twentieth century bungalows on narrow lots with alleys behind them. Mature trees close over many of the streets in summer.

Location is the defining asset. From most of Whittier you can walk to Pearl Street Mall, the downtown restaurants, the Boulder Creek Path, and the transit center without thinking about a car. That proximity is why the neighborhood attracts buyers who intend to live downtown rather than commute into it, and it is why homes here compete in a different pool than homes of similar size elsewhere in the city.

Whittier is not uniform. Fully restored period homes share blocks with original-condition houses, with contemporary rebuilds on scraped lots, and with duplexes and small condo buildings that arrived in later decades. Each of those is a different purchase with a different set of questions.

Housing

Homes in Whittier

Much of Whittier falls within a locally designated historic district, and individual properties may carry their own landmark designation. Exterior changes visible from the street, additions, and demolitions on designated properties go through the city's historic preservation review. That process protects the character that makes the neighborhood valuable, and it also means a renovation plan has to be checked against the rules before you buy on the assumption you can execute it.

Lots are small by Boulder standards, garages are often detached or absent, and off-street parking can be scarce. Many homes have been expanded into basements or rear additions over the years, so permit history and the quality of past work deserve close attention. There is generally no homeowners association here, which suits buyers who want autonomy and also means no shared reserve for anything.

Access

Getting Around from Whittier

Broadway forms the western edge and connects north and south through the city. Pearl Street runs along the southern edge and carries the downtown commercial district. Folsom and 28th Street to the east provide the routes to the university and to Highway 36 for Denver, and the bus rapid transit service to Denver leaves from the downtown transit center a short walk away.

The Boulder Creek Path is minutes on foot and links to the citywide bike network, which is a practical daily route rather than a recreational amenity here. The Flatirons, Chautauqua, and the Mount Sanitas trailhead are all a short bike ride or drive away.

Buyers

Buying a Home in Whittier

  • Confirm whether the property is inside the historic district or individually landmarked, and understand what that means for any exterior change you have in mind
  • Pull the permit history on additions, basement finishes, and structural work, since much of this housing stock has been modified more than once
  • Evaluate parking honestly, including whether there is any off-street space and how the block behaves on a weekend evening
  • Ask specifically about sewer lines, foundations, electrical service, and knob-and-tube remnants on any home that predates the 1930s
  • Decide whether you are buying a finished home or a project, because Whittier offers both at very different price points and timelines

Whittier FAQ

Frequently Asked Questions

What buyers ask most often about Whittier specifically.

Often yes, but designated properties and anything visible from the street inside the historic district go through the city's preservation review. Interior work is generally more flexible. Confirm the property's status and the review requirements before you plan a project.
