Old Town, Longmont CO Homes for Sale

Old Town Longmont is the city's original plat, laid out in the 1870s on a generous grid with alleys, wide streets, and lots sized for an era when land was plentiful. It is the only part of Longmont where you can walk to a working Main Street, and it holds the widest range of condition of any neighborhood in the city.

The Neighborhood

Living in Old Town

The neighborhood spreads east and west from Main Street across the blocks the Chicago-Colorado Colony platted when the town was founded. The west side blocks and the east side blocks each have their own character, with the west side generally carrying larger period homes and the east side a denser mix of cottages and bungalows, but both share the alleys, the deep lots, and the tree canopy that a century and a half of growth produces. Roosevelt Park and Thompson Park anchor the residential blocks, and the Longmont Museum sits at the southern edge.

Main Street is the point. Downtown Longmont is a functioning commercial district with independent restaurants, breweries, shops, and civic buildings rather than a manufactured town center, and living in Old Town means those are on foot. Highway 287 runs down Main Street, so the downtown blocks carry through traffic as well as local life, which is a tradeoff buyers should experience at rush hour before deciding.

Condition is the variable that defines every Old Town purchase. The same block can hold an untouched 1905 cottage, a meticulously restored Victorian, a 1970s remodel that hid original details, and a recent addition that doubled a bungalow's footprint. Buyers who succeed here choose the home rather than the neighborhood, and they inspect accordingly.

Housing

Homes in Old Town

Housing spans the full history of the city: Victorians, Queen Anne cottages, foursquares, craftsman bungalows, and the occasional mid-century infill or recent rebuild on an original lot. Many homes have detached garages or carriage structures on the alley, and lot sizes are frequently larger than in Longmont's newer subdivisions. Older homes carry the diligence profile of their era, with sewer lines, electrical service, foundations, and the permit history of layered additions at the top of the list.

There is no homeowners association across Old Town. Portions of the neighborhood carry local historic designation, and where they do, the city's preservation review applies to exterior changes on designated properties. Confirm the status of any specific home before you plan a project, since a designated property and its undesignated neighbor face different rules.

Access

Getting Around from Old Town

Main Street is Highway 287, the north to south route through the city, and it puts downtown, the civic center, and the museum within walking distance of the whole neighborhood. Highway 119, the Diagonal, leaves from the south side of town toward Boulder, and Highway 66 crosses the north side toward Lyons in one direction and Interstate 25 in the other. Old Town's central position makes every direction roughly equal.

The St. Vrain Greenway runs along the creek south of downtown and connects into the city's trail network, and the parks inside the neighborhood cover daily green space. Regional bus service to Boulder and Denver leaves from downtown.

Buyers

Buying a Home in Old Town

  • Choose the home, not the neighborhood, since condition on a single block ranges from original to fully rebuilt
  • Plan the inspection around the era: sewer line, electrical service, foundation, roof, and the permit history of every addition
  • Confirm whether the specific property carries historic designation and what the city's review requires
  • Walk the block at rush hour if it sits close to Main Street, since Highway 287 traffic is part of downtown life
  • Check floodplain status for any address near the St. Vrain corridor, because it affects insurance and lending
